Site Tests & Pre-Purchase Surveys
Percolation Test / Site Characterisation Report
A percolation test is a test to determine the absorption rate of soil. The results of a percolation test are required to properly design a waste water treatment system.
Generally, these are required for any dwelling that is to manage it’s waste water on-site, weather new build or existing. Both for percolation and soakaways.
We are qualified and certified assessors, who are insured and recognised on your county councils Panel of Site Suitability Assessors.
Our percolation test involves two half days on site as well as a day in our office subsequent to that. To give you the most efficient & cost effective waste water treatment systems or soakaways solutions.

Home Buyers Report / Pre-purchase Survey
The Home Buyer Survey Report was designed as a cost effective and simple to follow report format which focuses on essentials items and defects.
It allows a purchaser to reach an informed decision on whether to proceed with the purchase of the property and what is a reasonable price to pay for the property.
The report is standardised and easy to understand system. Three main categories where one indicates a serious defect, a second an item which should be repaired and third indicating no repair is required. It covers internal and external elements, services, grounds, issues for your solicitor, risks and a valuation.
Architects Opinion of Compliance & Conveyancing
An Architects opinion on compliance is a document that is often requested by a solicitor on transfer or sale of a property. We are registered with the RIAI to give an opinion of compliance to either compliance with planning permission, compliance with Building Regulations or both.
Conveyancing is the process of transferring the ownership of a property from one party to another. It involves a number of administrative procedures required to ensure the transfer is legal. We offer a full range of services and will liaise with your solicitor to ensure seamless transfer.
